Downtown Winter Garden – 50 Acres of Mixed-Use

Downtown remains a hot spot for redevelopment potential. The downtown core will continue to see an increase in private investment for the redevelopment and revitalization of its existing historic structures, such as the 317-seat Garden Theatre and the revitalization of the three-story, 1927 landmark, Edgewater Hotel. The City is also proud to announce the redevelopment of a 9,600 square foot building located on Plant Street which will include a restaurant and office space. Approximately 30,000 square feet of infill development is being considered by private developers.

In the next five years Winter Garden is expected to have 2.1 million square feet of retail, office, industrial and downtown mixed-use space.

Fowler Groves is expected to generate approximately 7 million visitors/shoppers

West Colonial Drive (SR50) $28 million expansion planned for 2008.

   
 

Tremaine Street Redevelopment Plan

In order to encourage commercial activity and to maintain a viable downtown retail center, the City of Winter Garden is in the planning phase of the Tremaine Street Conceptual Master Plan. The Tremaine Street Master Plan is Phase II of the Downtown Historic District Improvements. The Plan calls for:

  • Construction of a new 30,000 sf City Hall, to be located on the corner of Plant Street and Highland Street.
  • Infill development and redevelopment of Plant Street and Tremaine Street
  • Streetscaping Tremaine Street and perimeter of surface parking areas
  • Amphitheater/plaza adjacent to our cultural museums
  • Construction of three surface parking lots to provide approximately 427 parking spaces

Colonial Drive Commercial Corridor - 378 Acres of Existing Retail

The Colonial Drive Commercial Corridor is a three-mile stretch of four-lane thoroughfare that runs east and west through Winter Garden. Originally the main travel route to Orlando, State Road 50 is slated to be widened from four to six lanes by the Florida Department of Transportation in 2009. The $28 million dollar improvement plan will include widening, medians, sidewalks and landscaping installation.

Fowler Groves – 107 Acres of Retail Entertainment

As growth in housing continues, the retail market continues to chase households. A $120 million dollar regional shopping complex known as Winter Garden Village at Fowler Groves is slated for completion in October of 2007. The 1.15 million square foot, open-air lifestyle shopping center will be designed as three centers in one. Fowler Groves will include major anchors such as Super Target and Lowe's, a “main street” area comprised of smaller retail stores, outparcels such as banks, and restaurants.
