Underground plumbing is usually the first inspection for this type of foundation.
Water with a minimum 5’ head on DWV and sewer and water line pressure of a minimum 100 psi. are needed to pass this inspection.
The city prefers to do the sewer inspection in conjunction with this inspection. If the sewer is not installed and connected, filled with water and inspected prior to final inspection the entire length will be exposed regardless of landscaping or driveways.
A slab/foundation inspection is the next inspection. It is recommended that a T-pole inspection be made in conjunction with either of these first two inspections.
The slab/foundation inspection requires a form board elevation/boundary survey be posted in the document box for this inspection. A pest control sticker and the steel, plastic and other items will then be inspected
.
If a stem wall is used the boundary/elevation survey must be available at slab inspection.
Compaction tests must be presented prior to all foundation and slab pours on all pad and stem wall fill.
The elevation may not deviate more than 0 below or +.33 feet (+4”) from the platted (proposed) Finish Floor elevation without obtain approval from Site and City Engineering.
Lintel inspection
Decking/Dry-in inspection. The felt paper and metal flashing and drip edge must be complete for this inspection. An exterior strapping inspection will be done with this inspection.
Plumbing and mechanical inspection. Both of these rough-in inspections may be called in at the time. If the roofing is not complete the duct installation and inspection is at the builder’s risk. If it is damaged by weather prior to the roof being weather tight it will have to be repaired or replaced.
Electrical rough-in. This inspection is called separately after the other two rough-in inspections have passed.
Framing inspection. All trades must have passed inspection before this inspection will be made. The roof must be complete and all windows and exterior doors and sliding glass doors must be installed for this inspection.
Insulation. All previous inspections must have passed prior to this inspection. Glass block must be installed and the structure is weather tight.
Sidewalk, Driveway and Approach inspection. Drive approach must be 6” deep and 10” max with no wire or steel.
Grading inspection. No trash or debris is to be buried or visible in the yard. The site should be graded for positive drainage to swales with berm in place if needed and no “birdbaths” or dips that will hold water. The dirt should be raked and ready for sod and landscaping. The irrigation should be installed and operable to water plant material.
Pre-Power. The house address numbers must be on the house for this inspection. All electrical switches, outlets, luminaries, cover plates, fixed appliances and disconnects must be installed. The panels and ground rods must be installed and ready for power. Ground rods must be exposed for inspection.
Final Inspection.All finals are done at the same time. The electric is on, the A/C operating, screens on site, the flooring installed, the house clean and ready to move into. Sod and final grading is done. A final survey, insulation certificate, proof of a post construction termite treatment and a signed copy of the Florida energy form must be available at final inspection.
Sod and trees must be installed.
Utilities Department must have signed off on the yellow permit card when you bring it to the Building Department to get your Certificate of Occupancy (CO).
Allow three days between passing your final and being called to pick up the CO.
